Fall Roof Maintenance Tips

November is here, marking the end of the rainy season in Puerto Vallarta and when we welcome back our gorgeous fall and winter temperatures and the majority of our snowbirds and part-time residents. If you have returned to your house in Puerto Vallarta or Riviera Nayarit after a summer away, it’s a good idea to tackle some basic home maintenance projects to protect the value of your real estate investment, and your roof is a great place to start.

Here are the main steps to take to ensure your roof has weathered the rainy season and prepare it for another year:

  • Clean it up. If you are sure-footed you can climb up yourself or you can hire a professional to do a good cleaning to remove any branches, palm fronds, insect nests or trash.
  • Check and replace any broken or damaged “tejas”, the terra-cotta tiles typically used on Mexican rooftops.
  • Inspect the connections and cables for any air-conditioning units or pumps, as well as the seals around vents and skylights.
  • Concrete roofs need to be painted and sealed every two to five years, depending on the company and products used. A quick Google search using the words “Impermeabilizantes Puerto Vallarta” will offer you several contractors that specialize in roof repair and sealing.

Taking care of your roof is an important part of Puerto Vallarta home maintenance and failing to do so can lead to leaks, cracks in your walls, bubbled paint and even mold in a humid environment, so be sure that taking care of your home starts at the top.
