PV Property Taxes: Pay Now & Save

One of the great things about owning a home or condo in Puerto Vallarta is how surprisingly affordable property taxes in Mexico.

As Benjamin Franklin once said, they only things certain in life are death and taxes. And while that may be true, if you own a home or a condo in Puerto Vallarta, the outlook on property taxes certainly isn’t so bleak! In fact, most people that buy a home in Puerto Vallarta are shocked when their annual property taxes – known as “predial” in Mexico – are due because the amount is so unexpectedly low compared to what Americans and Canadians are accustomed to paying in their home countries.

For example, a single-family home in Puerto Vallarta valued around $200 000 USD would have annual property taxes accessed around $3000 pesos ($160 USD), depending on the neighborhood. Better yet? If you pay your property taxes in Puerto Vallarta before the end of February 2020, you will receive a 15% discount!

So, where do you pay Puerto Vallarta property taxes? There are a few options:

  • Visit the City Hall building at Independencia 123 in downtown Puerto Vallarta, the UNIRSE building in Fluvial at Grandes Lagos 236 or the new City Hall building at Mezquital 604 to pay in person. Be certain to bring a copy of your taxes from the previous year with you as you will need the account number. If you have a new home in Puerto Vallarta purchased this year, you will find a copy of your property tax documents in the package of paperwork provided by your notary. If you can’t find the previous year’s taxes, bring the deed to your Puerto Vallarta property with you. Note: if paying in person, remember that you cannot use a foreign credit card or foreign currency.
  • Pay online at https://enlinea.puertovallarta.gob.mx/PredialEnLinea/Default.aspx. Again, you will need your account number from your previous year’s Puerto Vallarta property taxes and a Mexican credit card to use the online system.

Taxes – we may not be able to avoid them, but in Puerto Vallarta they are certainly much more affordable. It is just one of the many perks of living in Puerto Vallarta.
