We're starting 2026 with a Homeowner's Checklist that will keep your Puerto Vallarta home maintenance easy, organized and budget friendly. Follow along each week to make sure that your Puerto Vallarta property is properly set up for the new year. This week, let's take care of your property taxes.

Property taxes in Puerto Vallarta are a relative bargain compared to what Canadian and American homeowners are accustomed to paying, which is one of the many reasons that investing in Mexican real estate is an attractive option for many.

In the state of Jalisco, Property taxes (or "predial" in Spanish) equal approximately .08% of the assessed value of your property, but prompt payment can decrease that amount even further.  Pay your property taxes in Puerto Vallarta before the end of January to automatically save 15%, save 10% in February, and payments made in March will be eligible for a 5% discount.

You can pay your PV property taxes online by entering your "cuenta predial", which is your property tax account number. You will find that number listed on the tax bill from the previous year, If you are a new homeowner, you'll find that information included in the packet of documents the notary provided you when you closed on your Puerto Vallarta home.

Bring along your copy of the previous years' taxes, and note, you cannot pay Puerto Vallarta property taxes using foreign currency or with a check, so bring pesos or your Mexican bank card with you.
